Terms and Policies

Once your reservation is confirmed by a Guest Service Representative you will receive a reservation confirmation and a copy for your signature of our terms and policies which includes acknowledgement of the following information:

Reservation Booking
Please be advised that we have charged a deposit equal to 50% of your stay including 9% Sonoma County Transient Occupancy Tax, 2% Sonoma County Business Improvement Assessment & 3.5% Sea Ranch Association Assessment. Twenty one (21) days prior to your arrival, the remaining balance of the reservation will be due. Reservations made for all holiday periods are subject to forty five (45) days for the remaining balance. If you elect to pay by credit card, The credit card number on file will automatically be charged 21 days prior to your arrival date (45 days for
holidays) for the final balance due for your stay.

Appliances – If for any reason an appliance goes out, we will do our best to have it repaired as soon as possible, without causing you any inconvenience. However, due to our remote location and distance for service repair providers, Ocean View Properties cannot guarantee the timing for repair. No rent reimbursement shall be paid for loss of use of appliances.

Avoid Extra Charges – To avoid extra charges, please refrain from moving/relocating furnishing and houseware items to different locations within the home rental unit. Relocation of furnishing/houseware items and disconnecting of TV/Stereo/Satellite cabling will result in an extra charge of $150.00 minimum.

Include Damage Deposit at time of booking or opt for Vacation Rental Damage Protection As part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 are not covered under the plan will be charged to the credit card on file. If during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy www.vacationrentalinsurance.com/g20vrd . The Vacation Rental Damage plan can be purchased during your booking of this reservation. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Ocean View Properties any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Ocean View Properties directly if you do not wish to participate in this assignment. If you do not wish to purchase the Vacation Rental Damage Protection, a $535 damage deposit will be required at time of booking. This damage security deposit will be returned (less a $35 processing fee) following an inspection by Ocean View Properties of the home, 14 days after your departure.

All costs for performing additional cleaning necessitated by the condition the renter leaves the home rental, as well as all other costs of repair or replacement caused by damage to the property by the renter, shall be paid in full by the renter. The renter’s deposit will apply on account of such total costs and the renter shall be responsible for any additional amount over the amount of deposit.

Cleaning Policy – To enhance the quality of your getaway experience, general cleaning following your departure is subject to post departure housekeeping fees. Please follow the Departure Check List to avoid additional cleaning charges for excessive cleaning due to abnormal wear and tear. Any home rental unit requiring excessive cleaning, will be charged to the rental guest at $45 per hour and deducted from your damage deposit. This will include carpets. Rental guests may be charged the cost to spot clean or completely clean carpets due to excessive spotting.

Vacation Rental Insurance Option
CSA Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If not purchased, you acknowledge you have read and understand our cancellation policy below and choose not to purchase Vacation Rental Insurance on behalf of all occupants.

Cancellation – Should you need to cancel your reservation, please do so more than Twenty one (21) days prior to your arrival date. Reservations made for all holiday periods are subject to Forty five (45) days if you need to cancel. Reservations cancelled with advance notice meeting the Twenty One (21) and Forty five (45 ) day cancellation requirement, will be refunded less a $35 processing fee. Cancellations received within Twenty one (21) days (Forty five (45) days for all holiday periods) will result in full payment/forfeiture of reservation unless Ocean View Properties is able to rebook the cancelled reservation dates for the specific home rental unit you have reserved. Because each rental home unit is independently owned, transfers between units within the cancellation timeframe will result in forfeiture of the transferor unit as outlined under the Cancellation outline. Neither Ocean View Properties nor the home’s owner are responsible for weather or other circumstances beyond their respective control, and any cancellations due to weather or any such circumstances are your responsibility.

Check in time is from 4:00pm-5:00pm We look forward to welcoming you and checking you into your vacation home rental unit. Please check in at the Ocean View Properties office located at 39200 South Highway One, on the Oceanside of Highway One next to the Surf Super Market and across from the Gualala Post Office.

Late arrivals – If you will be arriving after hours, please let us know in advance so we can make arrangements for your check in packet to be left for you in the secured after hours check in cabinet at the Ocean View Properties office.

Check out time is 11:00am – Upon departure, return your check in packet with house key(s) and assigned guest passes (hangtag(s) and person pass(s)) to the Ocean View Properties office.

Keys – If you lock yourself out of your home rental unit and a representative from Ocean View Properties has to bring another set of keys to let you in, there will be a $45 trip charge. If keys are lost, there will be a charge for re-keying the home rental unit.

Parking – Vehicles must be parked within screened parking. No motor homes, trailers or boats can be parked at the property at anytime. Motorcycles are permitted for ingress and egress only.

Reassignment – Due to circumstances beyond the control of Ocean View Properties, a different home rental unit will have to be reassigned on occasion. A specific home cannot be guaranteed. Ocean View Properties reserves the right to reassign to a comparable home if necessary.

CC&Rs – The Sea Ranch is a planned unit development with Sea Ranch homeowner’s membership Conditions, Covenants and Restrictions (CC&Rs). Rental guests are subject to the same privileges and restrictions as The Sea Ranch Association homeowner’s membership.

Guest Passes – VEHICLE: A maximum of two (2) vehicle passes may be assigned per home. Additional vehicles can be parked at the home within the screened parking area and within accessible garages at the home. Passes are not necessary to drive directly from Highway One to your vacation home rental. Passes are required for parking at the Recreation Centers and along the private roads at designated locations throughout The Sea Ranch. The hang tag (hard copy) of your guest pass must be displayed by attaching to the interior rearview mirror of your vehicle. Failure to display the guest pass will result in the vehicle being “booted” by The Sea Ranch Association Security Department. A $100 fee will be charged by The Sea Ranch Association Security Department to remove the boot. Ocean View Properties shall remain harmless if the “boot” is applied.

PERSON: A maximum of six (6) guests may be issued access to use of the Recreation Centers per home. The white (soft copy) portion of your guest pass is required when checking in and registering at the Recreation Centers.

Dog fee – At the time of booking, please inform Ocean View Properties if you plan to bring your dog. Specific homes are dog friendly and we are delighted to assist you with selecting just the right vacation home and location for you and your dog. A $75 per dog, per reservation fee applies. Please take extra care to dry and clean dog paws prior to entering the home. Out of respect for the property owner’s home and furnishings, please do not allow your dog on the furniture. If your dog insists on getting on the furniture, please take the time to cover the furniture piece with the provided sheet cover. A penalty fee of $1035 will result if you bring a dog into a NON DOG FRIENDLY home rental unit.

Hot tub Usage – Houses equipped with a hot tub or spa, are to be used solely at the rental guest’s own risk. You must leave the bromine feeder (floater) containing hot tub treatment products to keep the water sanitary in the water at all times while using the hot tub. If there is not a floater in your hot tub, the hot tub is equipped with an automatic bromine feeder. Please note: Some people have sensitivity to hot tub treatment products; clothing worn in the hot tub may fade; individuals should not stay in the hot tub for more than 15 minutes at a time – the high temperatures of the water may affect them adversely. Please also observe the additional precautions advised by the hot tub manufactures; individuals who are pregnant, have high blood pressure, hypertension or diabetes must not use the hot tub. Alcohol must not be consumed while in the hot tub.

Fire Safety BARBECUES: For homes equipped with barbecues, place the barbecue on a non-combustible surface. Do not BBQ on a wooden deck or on grasslands. Please do not empty the ashes from the BBQ yourself… Ocean View Properties will do this following your departure. If it does become necessary for you to empty the BBQ during your stay, please do so only into the metal container labeled for this purpose. NEVER EMPTY BARBECUES INTO THE WILDLANDS OR TRASH. “No Fireworks allowed anywhere in the Sea Ranch.”

Fireplaces – Do not clean out the fireplace…Ocean View Properties will do this following your departure.

Internet, Satellite, and Cable – If for any reason service goes out, we will do our best to have service restored. However, we cannot guarantee the timing of restoring service. No rent reimbursement shall be paid for loss of service.

No Smoking – Smoking is strictly prohibited in all home rental units and throughout all common areas of The Sea Ranch.

Garbage pick up – Please do not move cans to street. Garbage collectors will pick up from their normal storage locations.

Wildlife – Please do not feed the wildlife.

Home Rental Units Include – Firewood logs, blankets, pillows, dish soap, dishwasher soap, hand soap, toilet paper, paper towels and trash bags.

Home Rental Units Do Not Include Kindling wood, laundry soap, coffee filters, BBQ supplies (if a BBQ is provided), matches, sheets and towels (exception: full service homes – sheets and towels are provided), hair dryers, Kleenex, foil, plastic wrap, candles and flashlights.

Privacy Policy: Ocean View Properties respects the privacy of every individual who uses our website. We only process and use the data obtained through this site for the specific purposes you’ve authorized for your transaction, based on the rental agreement for your reservation. We do not sell customer information to third parties.
